The SoCal Buyer’s Report Checklist

Thinking about buying a home in Southern California? Don’t skip the paperwork! 🌴🏡

Before you clear your contingencies and close escrow, there are 4 critical reports you absolutely must request and review to protect your investment.

The Physical & Environmental Checks

1. Home Inspection Report: The baseline health check. Examines the roof, foundation, plumbing, and electrical systems.

2. NHD Report (Natural Hazard Disclosure): A California must-have. Maps out if the home sits in a high-risk zone for wildfires, earthquakes, liquefaction, or floods.

The Paperwork & Rules Checks

3. Preliminary Title Report: Ensures the seller legally owns the home and reveals hidden liens, easements, or debts tied to the property.

4. HOA Document Packet: (If applicable) Crucial for townhomes or condos. Reviews the HOA's financial health, reserve funds, meeting minutes, and rules on pets or rentals.

The Local Twist (South Bay Specific)

Don't forget City Reports! 🕵️‍♂️

Many South Bay cities require a City Report (Report of Residential Building Record) before closing. This flags unpermitted additions, zoning violations, and historical restrictions unique to the neighborhood.
